What is the differences between the lock boxes we use at RentWerx San Antonio and what is used at some of the other companies doing property management in the San Antonio region?
There have been some changes in how lockboxes are designed, and we want to bring this information to you as you consider the security needed at your rental property.
One of the common lockboxes we are seeing out there right now is a master lockbox that can be purchased at any major department store such as Lowe’s or Home Depot. It’s pretty standard, but the downfall is that it’s easy to get into. You can take a hammer and smack the front of this lockbox and it caves right in, giving you easy access to the key. We have seen this happen before, and we’ve also seen people take a screwdriver and pop the face right off the lockbox. It opens the thing up, and the entire purpose of a lockbox is very easily defeated. At Larsen, we don’t use this type of lockbox anymore.
Another concern is when companies use the same combination on all of their lockboxes.
This is a terrible idea. It might make it easy for you and your staff to remember, but it means that if someone knows the combination to one of the lockboxes at the front of your property, they know the combinations to get into all of your properties. When you give a vendor or someone else the combination to a lockbox, you have no idea how many other people will also get access to that number. Stay away from generic combinations, and don’t use the same sequence on all of your lockboxes.
We invest in heavy duty lock boxes that are fairly new to the market.
Each of our lockboxes has its own unique combination, and that code will only open the one specific box. There are a lot of improvements in this new model. It’s one solid piece of steel, which means that when you open and close it, the entire system is secure. There is no way to beat it with a hammer or pry it open with a screwdriver. It’s as solid as they come. It also has protections built into it to ensure your door does not get damaged when the lockbox hangs there.
This new lockbox works a bit differently.
You enter the code and then pull open the front of the box, getting immediate access to the keys. Because these are so new to the market and not being widely used just yet, I wanted to make sure you could see what a great system this is and why we are using them at Larsen. They will help you stay a step ahead of anyone using the old lockboxes and they will keep your property more secure.
