One of the smartest things you can do before selling your home is to get it appraised by a third party, using what I call my appraisal technique. This is nothing new; we’ve been doing it for years, even decades. What I have seen in my experience selling homes is that this technique gives you a lot of advantages in many different ways. I want to go over the tricks and techniques, as well as the benefits to getting this done.
When you have your home appraised by a licensed Texas real estate appraiser, it gives your asking price instant legitimacy, which spins off in many different ways. You won’t miss the market by pricing your home incorrectly. You want to be in the same range as the appraisal price. This allows you to not price it outside of the market, which can cost you a window of time to sell the property.
Your appraisal will justify your asking price.
If your third party appraisal comes back close to your price, you have effectively justified what you are asking. I can do comparables all day and a real estate agent can get you comparables from the MLS. However, when the appraisal is done, you have a 20-30 page report with details broken down that will help you negotiate a sale. That report will tell you everything from cost per square foot to replacement costs. You get 100 percent legitimacy.
When the appraisal comes back and it’s positive, we advertise that to the world.
For example, if you are asking $190,000 for your home and the appraisal comes back at $200,000, that’s a huge selling point. We want to tell all the buyers agents that the home was appraised for more than the asking price. It brings major benefits to both the buyer and the seller. It will also eliminate the low ball offers that may come in if you don’t have an appraisal. No one is going to offer way less than the appraisal. Your appraisal will also help cash buyers close quickly.
I always recommend people get a third party appraisal done before putting their property on the market. You might spend between $350 and $450, but that one time expense can end up making you $4,000 down the road. It assures your asking price and offers you a major negotiation tool. You’ll be able to make confident counter offers and get what you want for the property. You’ll be ready to go, and able to make more money on your sale.
