What Happens When My Tenant Moves Out?
The following is our tenant move out procedure:
Last Month’s Rent
Since most of our security deposits are owner held, we will hold on to the last month’s rent on behalf of the owner to ensure that there are enough funds on hand to refund and itemize out the security deposit at the end of the lease agreement.
30 Day Notice
When a tenant puts in a 30 day notice, we will put the home back on the market to try to minimize the time the property will be vacant. We give about 3-5 days between the day the current tenant moves out and the property is available to make sure we have time to do our inspections, walk-thrus, and 3rd party assessment.
Move Out and Itemization
Once the tenant vacates, we take 50-100 color photos, shoot a condition video, and schedule the 3rd party assessment with PROS. We do all these to make sure we have plenty of information in order to itemize the security deposit. If we have to take out any money from the security deposit, we have plenty of proof to justify the charges. That is three layers of proof working for you – more than anyone else in the area. We feel this is an important step to protect our owners.
