Assessing the property
When someone hires us at RentWerx San Antonio to manage their property, the first thing we do is assess the home. We do comparables, look at the rental market and consider what the home looks like now. We advise the owner on possible things that need to be done to prepare the home for the rental market. This might be something minor, such as getting it cleaned, or more extensive repairs such as new paint, sheetrock or other things. We give owners a common sense approach to preparing a home for rental. We don’t recommend gold toilets, but we do want the home to look attractive and presentable.
We do a great job of marketing our properties
We use expensive cameras to take 20 to 25 wide angle photos to really show it off. We also do a video of the home. We’re very big fans of video because not only does it help us to market the home, it also helps us document the condition of the property at the time of move in. This gives us a good reference point, and it’s a great side effect of our marketing efforts.
Quality Tenants
Property management services really kick in when we get some applicants. If we get a good tenant up front, life is every easy for everybody. They pay rent on time, leave the home in good condition and abide by the lease. Marketing and screening will help us reach our ultimate goal, which is to get a very good tenant for our owners up front. If we can do that, life is easy for both the property manager and the property owner. A good property manager will find an outstanding tenant. We know what to look for, and how to find the tenants.
Lease preparation
Property managers use a very strong lease agreement. It is important to have something in place that protects both the landlord and the tenant, but we make sure our leases are written in strong language that supports the rights of the landlord. Once the lease is signed, we also manage rent collection. At Larsen Properties, we do all fiscal transactions electronically. We collect rent from the tenants and pay it to the owners electronically. Each owner gets their rental payments by the 10th or 11th of each month, which is pretty standard. If a tenant is late, we follow up on it immediately. We very rarely have to do evictions because we pay attention to getting the ideal tenant up front.
Annual inspections to protect your property
We conduct our own walk through to make sure the home is kept up and the tenants are doing the right thing. The end of the lease term is an especially good time to have a property manager working with you. We do an inspection and make sure the property looks similar to how it did at move in. Any issues are documented pretty thoroughly. If we have to keep the security deposit, we need specific justification including pictures and videos. If a tenant is not happy with what you keep out of the security deposit, your property manager’s records will provide a detailed explanation.
